Is a
Photo ID required to tour an apartment?
Yes, at least one prospect in the
group over age 18 must provide a government issued photo identification prior
to viewing an apartment.
How much is the application fee?
The application fee is $90 per person over the age of 18.
How much is the amenity fee?
The amenity fee is $200 per apartment home.
How much is the pet fee and pet rent?
The pet rent and deposit is based on a pet screening that is $20.00 per pet to apply. That will determine pet rent and deposit. It can range $30.00-$40.00 dollars per month for pet rent and pet fee can range $300.00-$400.00
We participate in the PooPrints program. This is a free-to-you service where we swab your dog's cheek for DNA at the office. This program helps to keep our ground clean.
How do I get my package?
Use the code sent to your email to access a secure lockbox with your package in our resident Package Room.

What are your income requirements?
A minimum gross monthly income of 2 ½ times the monthly rent is required. Documentation must be provided to verify all forms of income stated on the rental application.
Do you require renters insurance?
Yes, a customized link will be sent at the approval of your application. We offer the convenience of including the cost of renters insurance with your monthly rent or you can provide your own 3rd party policy. Requirements are detailed in the link you will receive after your application is approved.
Can I pay my rent online?
Yes, you can do several tasks through your resident portal. Some of these tasks include making payments, submitting work order requests, and looking up your leasing documents.
Is a notice required for move out?
A 60-day notice prior to lease end, and for residents in a month to month lease, are required to give a 30-day notice.
How are emergency repairs taken care of?
We offer 24/7 emergency maintenance service. Call our office number at 434-239-5006 and press ‘2' for after hour emergencies. After hours emergencies include:
- Fire. Call 911 First.
- Electrical or gas failure of any nature.
- Any water leak or sewage backup.
- No heat or air conditioning (for safety reasons, we cannot work on outside units after dark or during inclement weather).
- Refrigerator not working.
- Range/Oven not working properly (weekends only).
- No hot or cold water.
- Toilet stopped up - if apartment has just one.
- Overflowing Commode where there may be property damage.
- Malfunctioning exterior door hardware or window if on 1st floor.
- Smoke detector batteries will be changed up until 7 pm.
- Severe weather that causes damages to doors, locks or windows, etc.
You are also able to place non-emergency maintenance requests online through the resident portal 24/7.
